The below could be used as a guideline of what happens in the average transaction in the current market (May 2013-May 2014):

 

- A discount of 0-5% off the asking rental is to be expected particularly in the lower range of the rental market or for any unique or rare properties. 

 

- A discount of 5-10% can sometimes be achieved and would be an excellent result. 

 

- A discount of more than 10% is rare and only seen in exceptional circumstances. 

 

The Government of the Hong Kong SAR does not keep records on rental transactions so this is based on market insight and seeing what occurs during lease negotiations for my clients and of those around me.
