Price list of No.3 Plunkett's Road unexpectedly removed from site

11 July 2014 - Oriental Daily reported that Tai Cheung Holdings uploaded the brochure and price list of two houses at No.3 Plunkett’s Road on their website yesterday. This included “House F” (net area of 4,850 sq. ft.) with a price tag of HK$400 Million suggesting an approximate HK$82,474 per sq. ft. for its saleable area. Comparing this price with that of “House A” which was sold three years ago, “House F” is quite attractive, especially with the potential stamp duty discount package to be provided by the developer.
 
However, price lists were suddenly removed from Tai Cheung Holdings’ website last night, suggesting that the price and discount package may change later when they are officially uploaded on the Sales of First-hand Residential Properties' Electronic Platform (“SRPE”)
 
In addition, “House D” (saleable area of 4,561 sq. ft.) is asking for HK$373 Million (approximately HK$81,780 per sq. ft. based on its saleable area). According to the developer, a maximum discount of 11.75% on the selling price would be given, including 7.5% of the property price as the Buyer’s stamp duty discount package and 4.25% of the property price as the Ad valorem stamp duty (AVD) discount package.  
 
No. 3 Plunkett Road consists of six houses, “House A” was sold for HK$ 399.8 Million a year ago, with salable area ​of ​approximate 4,893 sq. ft., the net square feet was about HK$81,709.
